Policies

  • Each reservation requires the first night as a non-refundable deposit on a credit card at the time of booking (Rally Deposit Policy: Reservations during the Sturgis Rally week require a non-refundable deposit of $500.00 at the time of booking). Please note, holiday weekends (Memorial Day, 4th of July, Labor Day), special events, large groups, and Sturgis Bike week have special non-refundable/non-cancellable policies that go into effect at the time of booking.

  • Any time after 3:00pm MT. The remaining balance will be due upon check-in or will be run on the card on file at 6:00 pm on the scheduled day of arrival. (Homeowner suggests Guest arrive before dark to assure they can locate the property and access it accordingly as some properties are in remote locations).

  • Before 10:00 am MT. (Late check outs can only be arranged with prior notice. After a 30 minute grace period, the property reserves the right to charge up to $200.00 an hour for late check-outs.) We are not able to refund early check-outs.

  • If you find yourself in a situation that may prevent you from arriving at your scheduled check-in date, please contact us immediately so we can help you make any arrangements needed. If you need to cancel your reservation, you must do so at least 7 days prior to your stay (via email). Your cancellation will not be confirmed until you receive an email confirmation.

    Regular: All reservations require a non-refundable deposit of the first night’s lodging on a credit card at the time of booking. If you need to cancel your reservation, you mist do so at least 7 days prior to your stay by email and receive a confirmation, or you will be charged for the entire stay. All payments will be forfeited when cancellation is not made as described. We are not able to refund early check-outs.

    Holiday, Sturgis Bike Week, and Large Groups: No cancellations are allowed during the holiday weekends (Memorial Day, 4th of July, Labor Day), Large Groups or during Sturgis Bike Rally Week.

  • If you find yourself in a situation that may prevent you from arriving at your scheduled check-in date, please contact us immediately so we can help you make any arrangements needed. If you do not show for the first night of the reservation, your reservation will be canceled and you will be charged for the remaining nights.

  • All of our properties and the surrounding areas are Non-Smoking. In addition, we ask that you stay at least 25 feet away from all doorways when smoking. We are in a heavily wooded area in a generally very dry area.

  • Although we love pets and have one of our own, only a few of our properties are Pet-Friendly. Only one (1) Pet Dog is permitted in Pet-Friendly properties with prior approval. (Pet Fee Applies) Pets are not allowed in guest rooms. You will be charged an additional $250.00 cleaning fee and your stay will be terminated if it is discovered that you have brought a pet to any of our non-Pet-Friendly properties.

  • We have a minimum stay rule during special events and Holiday Weekends. Year-round minimum stay rules apply to certain units.

  • 10:00 p.m.- 7:00 a.m.

  • Parking is limited to 2 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. No trailers and no RV’s are allowed without permission. Street parking is available on a first-come, first-served basis.

  • Must be at least 25 years old to book. Photo ID may be required upon check-in.

  • No events, parties, or large gatherings are allowed.

  • People other than those in the Guest party may not stay overnight on the property. Any other person on the property is the sole responsibility of Guest. Do not exceed the maximum occupancy of the property.

  • There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring your own towels. We do not permit towels or linens to be taken from the units.

  • Any lost and found items left at the property after check out date, will be kept in storage for no more than 3 months from the date that the item has been found in the property. The guest will be responsible for any charges related to shipping the item and the amount will be charged to the credit card on file on the reservation.
